"Amity" is basically "The Amityville Horror" minus the "villa" and the thrills. Yes, it's based largely on Stephen King too, but it doesn't have the eye for detail that makes King so compelling. For example, the two protagonists both say they lived in the house for a month, only a decade apart. Which decades? The 70's and 80's? The 80's and 90's? It can't be the twenty first century, because they'd be looking up the house on Google. And who's been keeping up the house all that time? Didn't they have a safety inspection before they moved in? Etc. So it might be scary for the 12 or 13 year old kids, but older readers who want a good scare should try Stephen King's "Carrie", American Horror Story's "Coven", or Shirley Jackson's "The Haunting of Hill House".
